Water Where It Never Belongs
AC Leaking Water? Gravity Is Trying to Tell You Something Find the Blockage. Fix the Fall. Dry Forever.
Every AC in Dubai quietly produces litres of water a day, wrung out of humid air by the cold coil. When that water arrives down your wall instead of down the drain, something specific has failed: a slimed line, a tired tray, a frozen coil or a pipe that was never laid to fall. AC water leaking calls are among the most common we take and the most permanently fixable, provided the visit treats the cause instead of mopping the symptom. This page walks you through the first five minutes, the six causes and the honest price of dry ceilings.

Damage Control
The First Five Minutes, and the Physics Behind the Drip
Before causes and quotes, protect the house and understand what you are looking at. Four short lessons cover both.
Switch Off, Catch, Clear
Turn the unit off at the controller: no cooling means no new condensate, which caps the damage at whatever the line already holds. Position a container, lay towels, and move electronics, books and soft furniture out of the drip line. If water is anywhere near a light fitting, kill that lighting circuit at the breaker and leave the fitting alone.
Photograph the drip, the stain and the unit before anything is cleaned up. Those pictures speed our triage, anchor any insurance claim and, in rentals, settle the who-pays conversation before it becomes one.
Where the Water Comes From
Cooling coils run colder than the dew point, so Dubai’s humid air sheds its moisture onto them exactly like a cold glass sweats at an iftar table. Design intent: that water drops into a tray and rides a sloped pipe to a drain. A healthy system moves litres a day without you ever knowing the journey exists.
The drip therefore never means your AC is producing too much water; it means the exit route failed. That distinction matters because it points the repair at trays, lines and slopes, the humble plumbing of cooling, rather than at the expensive machinery above it.
The Slime Nobody Budgets For
Warm, dark, permanently damp: a condensate line is a perfect home for biological growth, and in this climate it takes the invitation. Film thickens along the pipe walls month by month until one humid week it closes the last of the bore, and the tray, with nowhere to send its litres, chooses your wall instead.
This is why the drip so often debuts in June: the line spent spring narrowing quietly, and summer’s humidity spike supplied more water than the remaining gap could pass. The cure is a full flush plus antibacterial treatment, not a quick blow-through that leaves the colony in residence.
When the Pipe Itself Is the Problem
Water only obeys slope. A drain run laid flat, or worse uphill for a stretch, holds standing water permanently, breeds blockages and overflows on every heavy cooling day, no matter how often it is cleaned. Some Dubai homes have leaked on and off for years over two metres of mislaid pipe.
The permanent repair is physical: reslope or reroute the run, then prove it by pouring water through and watching it leave. We photograph the corrected fall with a level in shot, because a fix you can see is a fix you can hold us to.
The Usual Suspects
Six Faults Behind a Dripping AC
Nearly every AC water leaking call in this city traces to one of these six causes. Ranked roughly by how often our vans actually find each one.
Blocked Drain Line
The champion cause: slime and dust close the condensate pipe until the tray overflows. Signature: drip worsens on humid days and heavy cooling. Fix: full flush and antibacterial treatment, with the line’s history telling us whether a deeper fault hides behind the blockage.
Frozen Coil Melting Back
Starved airflow or low gas freezes the coil; every off-cycle melts the ice faster than the tray can drain. Signature: weak cooling and ice on pipes alongside the drip. Fix: restore airflow with cleaning, or repair the leak behind the low charge.
Slimed or Damaged Tray
The collection tray under the coil grows film, tilts out of level or cracks with age. Signature: drips that persist even after a line flush. Fix: deep clean and disinfection, re-levelling, or replacement of a cracked tray.
Drain Laid Without Fall
The installation-era fault: pipe run flat or uphill, holding water forever. Signature: leaks that return every season no matter how often someone cleans. Fix: reslope or reroute, then water-test and photograph the proof.
Condensate Pump Failure
Where gravity had no route, a small pump lifts the water out; when it dies or its float sticks, overflow follows quickly. Signature: sudden leak on a unit that was always fine, sometimes with a clicking pump. Fix: repair or replace the pump, and test the float.
Installation Routing Errors
Lines terminated into nowhere, joints unglued, trays unlevelled on day one. Signature: a newish unit that has leaked from its first summer. Fix: correct the defect and document it while warranty or snagging cover still applies.
Why AC Pro
Why Our Drain Work Does Not Come Back
Leak calls are where cheap visits are dearest, because the water always returns to test the workmanship. Six habits make ours hold.
Cause Before Cloth
We diagnose where the journey failed before mopping what escaped. The tray, line, slope and coil each get ruled in or out, so the fix lands on the fault rather than near it.
Water as the Witness
Every drain repair ends with poured water and open eyes at the outfall. If it does not leave the pipe properly while we watch, we are not finished. Simple, old-fashioned, rare.
Slope Corrected Once
Flat runs get resloped with the level photographed in shot, converting the building’s recurring leak into a closed file. Gravity is very reliable once you stop arguing with it.
Treatment, Not Just Suction
Lines are flushed and treated against regrowth, trays disinfected, because leaving the slime alive books the next leak for autumn. We prefer customers who call us for new problems.
Reports That Settle Disputes
Cause, photos and category in writing: maintenance issue or installation defect. Tenants, landlords and building managements route the cost fairly off our paperwork weekly.
Ceiling-Speed Response
Water through ceilings jumps the queue, because we price the damage of waiting honestly. Same-day slots exist for exactly this page’s emergencies.
Humidity Writes the Schedule
From May to October, Dubai’s air carries enough moisture that a single cooling unit can wring twenty litres from it in a hard day. All of that water negotiates a narrow pipe designed decades ago by whoever installed it, maintained by whoever bothered since. The margin between dry wall and stained wall is that pipe’s condition.
This is why leak season and humidity season are the same season, why the first sticky week of summer fills our drain diary, and why the smart money services the line in spring while it is cheap and calm. The water is coming either way; the only question is which route it takes out of your house.
The Visit
From Drip to Documented Dry
Five steps that end with water leaving the right way while you watch, and paperwork that closes the file properly.
- Send the photo
A picture of the drip and the unit, plus your building type, lets the dispatcher triage honestly: emergency or standard, and what the van should carry.
- Trace the journey
Tray, line, slope, coil and pump inspected in sequence until the failure point is found, not guessed. Ceiling voids get opened where the route hides.
- Quote the real fix
Flush, reslope, tray work or pump: the cause defines the price, fixed in writing before work begins, with the maintenance-or-defect category stated for any who-pays conversation.
- Fix and flush through
The repair, then a full line flush with antibacterial treatment and a poured-water test to the outfall. Ice cases get the airflow or gas cause corrected in the same visit.
- Proof and prevention
Photos of the corrected fault, the water test, the 90-day workmanship warranty, and a one-line prevention note so this particular drip retires permanently.
Worth Knowing
Ceilings, Neighbours and the Cost of Waiting
The drip itself is small. What it touches is not. Four notes on the stakes, the timing and the way out of the repeat-leak cycle.
What a Fortnight of Dripping Buys
Gypsum ceilings drink silently: first the tea-coloured ring, then the sag, then paint that never sits flat again. Behind cabinets, mould takes its quiet head start in the damp. The repair bill for the leak barely moves with time; the redecoration bill compounds weekly, and that is before anything electrical joins in.
In apartment buildings the fortnight is more expensive still, because condensate rarely respects lease boundaries. The flat below, the building management and two insurers make for a crowded conversation that one early repair visit would have kept private.
The Repeat-Leak Trap
The cheapest quote for a leaking AC is usually a quick suction of the line, and it works beautifully for about six weeks. Slime regrows, flat pipe still holds water, and the drip returns with the next humid spell, followed by the same visit at the same price. Three rounds of that costs more than one permanent repair, without ever actually fixing anything.
Breaking the cycle means insisting on cause-first work: what failed, why, and what makes it permanent. Any company that cannot answer those three in writing is quoting maintenance of the problem, not repair of it.
New Home, Old Mistake
A drip in a recently handed-over property is a special case worth acting on quickly, because badly laid drains are a defect, and defects have warranty windows. Documented now, the developer or installer corrects it free; discovered at year three, the same two metres of lazy pipe becomes your bill.
Our inspection report is written for exactly that use: cause named, photos attached, defect or maintenance stated plainly. Several JVC and Dubai Hills owners have recovered full corrections on the strength of one page of our findings.
The Annual Habit That Retires This Page
Everything above is preventable with one visit a year: line flushed and treated, tray disinfected, fall checked, filters and coil kept clean enough that ice never forms. It rides along inside a standard maintenance service and adds perhaps twenty minutes to it.
Our contract customers provide the proof: across entire summers, their leak call rate is a rounding error. The drip is dramatic, but it is also the single easiest fault in this trade to never have. That choice is genuinely yours, and it costs less than the towels.
Client Stories
Three Ceilings Saved, Documented
Three drips, three causes, three homes still dry.
“Water came through the bedroom ceiling at 9 PM with guests due that weekend. Emergency visit found the drain line blocked solid, but instead of just clearing it they traced why: two metres laid almost flat above the wardrobe. Resloped, tested with a jug of water while I watched, photographed the level. Two summers dry now.”
“Our villa’s hallway unit dripped every June like a calendar. Three companies vacuumed the pipe; AC Pro cultured the real problem, a slimed line and a cracked tray, replaced and treated both, and put the drain on our annual service list. First June in five years without towels on the floor.”
“Brand-new townhouse, leaking within the first month. Their report named it plainly: drain terminated with no fall, an installation defect, photos included. The developer’s contractor redid it free inside the snagging window because the evidence was undeniable. That one-page report saved me a fight and a fee.”
Leak FAQs
AC Water Leaking in Dubai: Direct Answers
The questions people ask while holding the towel, answered the way our dispatchers answer them.
My AC is dripping water inside. What should I do right now?
Three moves in the first five minutes protect your home: switch the unit off at the controller so it stops producing new condensate, place a container and towels under the drip, and move electronics and furniture out of the fall line. If water is coming through a ceiling light fitting, switch that light circuit off at the breaker and do not touch the fitting. Then photograph everything, because the picture helps both our dispatcher and, if it comes to it, your insurance conversation. What you should not do is run the unit hoping it stops, because every hour adds water the ceiling has to hold.
Why is my AC leaking water in the first place?
Because an air conditioner is also a dehumidifier: every hour of cooling pulls litres of water out of Dubai’s humid air, and all of it must travel a drain line to somewhere sensible. The drip means that journey failed. Six failures cover nearly every case: a blocked drain line, a slimed or cracked drain tray, a frozen coil melting between cycles, a drain laid without proper fall, a condensate pump that died, or an installation that never routed the water correctly to begin with. The fix and the price depend entirely on which one you have, which is what a proper visit determines.
Is AC water dripping dangerous or just annoying?
Respect it more than a puddle deserves. The water itself is clean condensate, but where it travels is the problem: into ceiling boards that sag and stain, along cables into junction boxes, behind cabinets where mould gets a quiet week’s head start. In apartments it rarely stops at your own ceiling; the flat below joins the story, and with it the building management and two insurance policies. A drip caught today is a AED 300 problem; the same drip ignored across a fortnight can become a repaint, a dehumidifier hire and an awkward neighbour conversation.
What does it cost to fix a leaking AC in Dubai?
Most cases land small: a drain flush with tray disinfection runs AED 150 to 350, and that resolves the majority of calls. A frozen-coil case that needs a proper coil clean sits at AED 250 to 450. Repairs that involve resloping or rerouting a badly laid drain line typically run AED 300 to 700 depending on access, and a replacement condensate pump lands in similar territory. The diagnosis fee credits into whichever fix you approve, and every figure sits on the published price guide.
Why does the leak stop for a few weeks after cleaning and then come back?
Because suction alone treats the symptom. If the line was vacuumed but the biological slime coating its walls was left alive, it regrows and re-dams; if the real fault is a flat or uphill stretch of pipe, no amount of cleaning changes the gravity it defies. Repeat leaking after cleaning is the signature of an underlying installation fault, and the permanent fix is physical: reslope or reroute the run, flush it end to end, treat it against regrowth and prove it with poured water. That is the version we sell, because the other version books the same job quarterly.
Can a dirty filter really cause water leaking?
Indirectly and often. A choked filter starves the coil of airflow until it freezes into a block of ice; when the compressor rests, the ice melts faster than the drain tray was designed to receive, and the overflow arrives in your room as a leak. If your dripping unit also shows weak airflow, ice on the pipes, or dust-felted filters, you are probably in this scenario. Wash the filter, let the ice thaw completely with the unit off, and if the drip returns even so, the coil or drain needs professional attention.
The AC in my rented apartment is leaking. Who pays, me or the landlord?
Dubai custom, subject to your tenancy contract: minor upkeep such as drain flushing and filter cleaning commonly sits with tenants under the small-repairs clause, while faults from ageing equipment or poor original installation sit with the landlord. What we contribute is a clear written diagnosis stating the cause, because the cause decides the column: a slimed drain reads as maintenance, a pipe laid uphill reads as an installation defect. Tenants regularly use our reports to route the invoice fairly, and landlords accept them because the evidence is photographed.
Is a leaking AC an emergency or can it wait for a normal slot?
Judge it by where the water is going. Dripping into a container in an accessible room can usually wait for the next standard slot with the unit switched off. Water through a ceiling, near electrical fittings, above expensive furniture, or appearing in the apartment below deserves the emergency line today, because the damage is compounding while you wait. When in doubt, send us the photo and the dispatcher will tell you honestly which category you are in rather than upselling the urgent version.
Why does my brand-new AC leak? It was installed months ago.
New units leak for installation reasons, not equipment ones: a drain run with insufficient fall, joints dry-fitted in a hurry, trays not levelled, or the line terminated somewhere that backs up. It is one of the most common defects we find in recently handed-over properties, and it matters because it is warranty territory. Our written finding documents the defect while your installation warranty or developer snagging window still applies, which converts a recurring annoyance into someone else’s corrected mistake.
How do I stop AC leaks from ever happening again?
Leaks are the most preventable fault in air conditioning. The drain line wants flushing and treating once a year, the tray wants disinfecting, the filters want monthly summer rinses so the coil never freezes, and any line with a history of trouble wants its fall checked once and corrected forever. All of that lives inside a standard annual maintenance visit, timed before summer when the humidity load arrives. Our maintenance customers essentially never call this page’s number, which is the entire argument in one sentence.
