All four are settled at survey, before anyone quotes you a price. Get them right and a cassette is the quietest, most even way to cool a wide room.
It Is a Split System With a Different Body
A cassette is still a split: one outdoor condenser, one indoor unit, refrigerant pipes running between them. What changes is the indoor half. Instead of hanging on a wall it drops into a ceiling grid, usually a 600 by 600 or 840 by 840 tile, with only the decorative panel showing. Air leaves through four adjustable louvres and returns through the centre grille. The compressor, the refrigerant and the servicing logic are identical to any split AC system in Dubai, so most of what you already know still applies.
The Rooms Where It Earns Its Premium
Cassettes justify their extra cost in wide rooms with no obvious wall to mount on: retail floors, waiting rooms, meeting rooms, restaurant seating, open-plan majlis areas. Four-way throw covers a square footprint far more evenly than a single wall unit pushing air in one direction, so you get fewer cold corners and fewer arguments about the thermostat. They also disappear visually, which matters when the ceiling is part of the design. Most of our cassette work sits in commercial and retail spaces for exactly these reasons.
Where a Cassette Is the Wrong Answer
You need real ceiling void, usually 300 mm or more, plus a fall for the condensate line and access for a technician who will one day have to reach the pump and the pan. Bedrooms with low slab heights, older apartments with no false ceiling, and any room where dropping the ceiling costs more than the unit itself are all better served by a wall unit or a AC ducted system in Dubai. We say this at survey rather than after the tiles come down.
Sizing, Which Is Where Most Quotes Go Wrong
Ceiling height, glazing, orientation and occupancy decide tonnage, not floor area alone. A 40 square metre showroom with a west-facing shopfront and spotlights across the ceiling needs materially more capacity than a 40 square metre back office. Undersize it and the unit runs flat out through August without ever satisfying the thermostat. Oversize it and it short cycles, never pulls the humidity down, and leaves the room cold and clammy. - Tell us the room and the unit
Room size, ceiling type, brand and model if you can read it off the panel, and what the unit is doing wrong. A photo of the ceiling and the panel often saves a whole visit.
- Survey and fixed quotation
We check void depth, drain fall, power and access, then price the work in writing. Call-outs run AED 150 to 300 depending on area and timing, and that figure is credited against the job if you go ahead.
- The work, with the ceiling protected
Panel down, pan out, coil cleaned, drain flushed and flow-tested, float switch proven, pressures and amp draw recorded against spec. This is the same discipline as a full AC maintenance visit in Dubai, applied above your head.
- Test, report, warranty
We run the unit down to temperature, record the readings on your report and hand it over. Buildings running several cassettes usually move onto an annual AC maintenance contract in Dubai from AED 500 per unit per year.

Access Is the Real Variable
A cassette in a 2.8 metre office ceiling is a straightforward morning. The same unit five metres above a retail floor needs a tower or scaffold, two technicians and often out-of-hours access, and the price follows that rather than the unit itself. Tell us the ceiling height when you first message and the quote you get back will be the quote you pay.
Cleaning Versus Replacing
A furred coil and a silted pan are cleaning work. A failed lift pump, a cracked pan or a seized fan motor are parts, and parts prices follow the brand. We quote both paths at survey so you can decide with numbers in front of you rather than under pressure. Where the unit is also low on refrigerant, AC gas refilling in Dubai is priced separately and only after a leak test proves where it went.
Planned Beats Reactive, Every Time
A cassette cleaned twice a year rarely floods a ceiling. One that is never cleaned eventually will, usually in August, usually on a weekend. If you run more than three units, look at the full service list and put them all under one contract. What is a cassette AC and how is it different from a split?
A cassette is a split system whose indoor unit sits inside the ceiling instead of on a wall. One outdoor condenser feeds it through refrigerant pipes exactly as a wall unit would. The difference is the body and the airflow: four louvres push air across a square footprint, and a small pump lifts condensate up into a drain line rather than letting it run out through a wall.
How often should a cassette AC be serviced in Dubai?
Twice a year for a home or a quiet office, three or four times for a restaurant, salon or workshop where the return air carries grease or dust. The cooling season here runs long, and the drain pan is the part that decides whether you get a stained ceiling tile in August.
Why is water dripping from my ceiling cassette?
Almost always the drain path. A silted pan, a blocked condensate line or a failed lift pump will back water up until it finds the ceiling. A float switch is meant to cut the unit before that happens, so a leaking cassette usually means the switch has failed as well. There is more detail on AC water leaks and what causes them.
Can you install a cassette in an apartment with no false ceiling?
Not without building one first. A cassette needs roughly 300 mm of void plus a drain route and service access above the panel. Where that is not available we recommend a wall split or a ducted layout instead, and we say so before you spend money rather than after.
Which cassette brands do you work on?
