A ducted system is only ever as good as the ductwork attached to it. Four questions decide whether yours will deliver what the nameplate promises.
The System, and What Sits Where
A concealed fan coil or air handler lives above the ceiling, usually in a corridor or store void. It draws room air back through a filtered return grille, passes it across the cooling coil, then pushes it down insulated ducts to supply grilles in each room. Condensate leaves by fall or by pump. Against a AC wall split in Dubai you gain silence and clean rooms. Against central chilled water you gain independent control of your own property.
Static Pressure Is the Whole Argument
Every metre of duct, every bend and every grille resists airflow. Add enough resistance and the fan cannot move the air it was designed to move, so the coil ices, the far bedroom stays warm, and the meter keeps turning regardless. Flexible duct crushed behind a bulkhead, or a run doubled back on itself because the route was decided on site rather than on paper, is the commonest fault we find in Dubai villas and apartments. Duct design is not an afterthought to the equipment. It is the equipment.
Zoning, and Being Honest About It
One thermostat for a whole villa floor means the room holding the thermostat is comfortable and the rest negotiate. Motorised dampers and a zone controller fix that, at a cost. Our usual advice is to zone by how the property is actually lived in: bedrooms on one zone, living and majlis on another, guest rooms on a third that stays shut most of the year. It costs less than zoning every room and it removes most of the complaints.
Filtration and What the Ducts Collect
The return filter is the only thing standing between your coil and everything a Dubai summer puts into the air. Neglect it and the coil fouls, static pressure climbs, and the ducts themselves start holding what got past. Insulated flexible duct is difficult to clean and easy to damage, which is why we would rather you replaced filters on schedule than paid for AC duct cleaning in Dubai to recover a system that was left too long.

How a Ducted Job Runs, New Build or Rescue
Whether it is a fresh installation or an existing system that quietly stopped delivering, the sequence is the same four steps.
- Survey, never a phone quote
We measure rooms, count glazing and exposures, look at the void, and where a system already exists we read airflow at every grille. Ducted work priced from a photograph is guesswork, and we will not do it.
- Design and written numbers
Tonnage, duct sizes, grille positions and zone layout come back as a drawing with a fixed price attached. Where an existing system is underperforming you get two figures: a repair path and a replacement path, side by side.
- Install or remediate
New runs are rigid or properly supported flexible duct, insulated to spec, with access panels put where a technician will one day need them. Remediation usually means re-routing crushed runs, sealing leaks and rebalancing rather than replacing the machine.
- Balance, test, hand over

What Ducted Work Costs in Dubai, and Why It Moves
Ducted pricing looks opaque from the outside. Three factors explain almost all of the variation between one quote and the next.
New Install Versus Retrofit
Running duct through a building that was designed to carry it is straightforward work. Threading the same duct through an occupied villa with finished ceilings brings joinery, making good and phasing with it, and the quote has to reflect that. This is the single biggest reason two ducted prices for the same tonnage can look nothing alike, and it is why we survey before we price rather than after.
How Much of the Existing System Survives
A tired ducted system is very often a sound machine attached to poor ductwork. Sealing, re-supporting and rebalancing costs a fraction of replacement and frequently recovers most of the capacity that went missing. Where the coil is fouled or the system is low on refrigerant, AC coil cleaning in Dubai and AC gas refilling in Dubai are priced separately, and the second only after a leak test proves where it went.
Call-Outs, Contracts and Everything Else
A diagnostic visit runs AED 150 to 300 depending on the area and the timing, credited against the work if you go ahead. Multi-unit properties, offices and commercial buildings are usually better served by a contract than by call-outs, and everything we offer sits on the full service list. What is a ducted AC system and how does it work?
A concealed indoor unit sits in the ceiling void, draws room air back through a filtered return grille, cools it across a coil, then pushes it out along insulated ducts to supply grilles in each room. The outdoor condenser sits outside as it would for any split system. Nothing is visible inside the room except the grilles and a thermostat.
Is ducted AC better than split AC for a villa in Dubai?
For a whole villa it usually is, because one plant serves several rooms with no wall units and far less noise. The catch is that the ductwork has to be designed and installed properly. A good split system beats a poorly ducted one every time, so the answer depends less on the format than on who installs it.
Why is one room always warmer than the rest?
Almost always airflow rather than capacity. A crushed flexible duct, a damper left closed, a run too long for its diameter or a grille sized wrong will starve that one room while the others are fine. It is diagnosed by measuring airflow at each grille, and it is usually fixed by rebalancing rather than by buying a bigger machine.
How often should a ducted system be serviced in Dubai?
Filters every one to three months depending on dust and occupancy, and a full service twice a year covering coil, drain, refrigerant pressures and airflow. The cooling season here runs long, and the filter is the cheapest part of the entire system to look after.
Do you clean ducts as well as service the unit?
Yes, although we will tell you honestly whether it is needed. Rigid duct cleans well. Insulated flexible duct is harder to clean and easy to damage, so in many cases the better money goes on filters, sealing and a coil clean instead. There is more detail on our AC duct cleaning page.
Can ducted AC be installed in an existing Dubai apartment?
Only where there is enough ceiling void for the unit and for the duct runs, plus a drain route and service access. Many apartments here have void in the corridor but almost none in the rooms, which limits what is possible. We survey first and we say plainly when the answer is no.
